Analysis Framework
Binding constraint analysis is the discipline of identifying which entitlement control—FAR, coverage, setbacks, or height—actually caps your maximum building program. Marketing FAR without this check is a common source of overstated feasibility.
Acquisition memos that quote a single intensity metric often omit the geometric and height controls that reduce achievable GFA. The binding constraint is simply the control that produces the lowest allowable gross floor area once all methods are computed on the same net buildable base.
Computation Sequence
Run the entitlement stack in order:
- Derive net buildable area after R.O.W. and easement deductions.
- Compute FAR-method GFA = net area × FAR cap.
- Compute coverage footprint = net area × max lot coverage %.
- Compute setback envelope from lot width/depth minus yards.
- Take practical footprint = min(coverage footprint, setback envelope).
- Compute height-method GFA = practical footprint × story limit.
- Report binding max GFA = min(FAR-method GFA, height-method GFA).

Constraint Labels
Use explicit labels so underwriting teams know why the number moved:
- FAR — FAR-method GFA is the minimum; coverage and height still have unused headroom.
- Coverage — Coverage footprint is tighter than the setback envelope and drives height-limited GFA below the FAR ceiling.
- Setbacks — Envelope geometry is tighter than coverage, shrinking practical footprint.
- Height — Story (or absolute height) limit is the decisive multiplier when footprints are co-equal and FAR still shows headroom.
Why It Matters for Land Value
Land residual and debt sizing track achievable GFA, not the more optimistic of two independent metrics. Running all four controls—and naming the binding one—prevents 15–40% overstatements that commonly appear in early LOI packages.
Always re-run the sequence after survey updates, overlay discoveries, or program changes that alter stories, parking, or stormwater land take.
